Managing Risk in Commercial Real Estate Lending

Commercial real estate (CRE) including A&D/construction lending is a type of lending receiving significant regulatory attention. Traditionally, CRE has been a higher risk type of lending and has led to significant losses for financial institutions. The regulators have expressed concern about the rapid growth and increasing concentrations in CRE lending especially in community banks. The regulators have proposed guidance on appropriate risk management practices to be followed by institutions with concentrations in CRE lending defined as more than 300% of capital in CRE including A&D/construction and/or greater than 100% of capital in A&D/construction lending.
